Avenue of the Saints Development Park
The Avenue of the Saints Development Park is a 75-acre site located at the juncture of the Avenue of the Saints four-lane thoroughfare and South Grand Avenue, Charles City, Iowa. Location on the Avenue of the Saints renders it easily accessible to transportation and major cities. It is situated within Charles City’s South Grand Tax Increment Financing District.
This industrial development site is state certified and shovel ready with all the title, documentation and environmental, historical and geotechnical studies completed. Electrical, water and sewer utilities are on site, with natural gas and telecommunications in close proximity.

Charles City Whitewater
Charles City Whitewater – Iowa’s first whitewater park – opened in the Summer of 2011. Located at Riverfront Park on the Cedar River in the heart of downtown Charles City, the course has three distinct features playable at multiple river flows and skill levels. Kayakers, stand-up paddle boarders, tubers, canoeists, fishermen and all river enthusiasts will enjoy this course.
There is no charge to paddle at Charles City Whitewater (CCWW), which is accessible year-round. The course was designed by Recreation Engineering and Planning from Boulder, Colorado; they have designed about 80% of the whitewater courses built in the United States.
CCWW hosts the annual Charles City Challenge, a whitewater festival with events for paddlers and additional activities on shore for those who prefer to remain dry. The park also plays host to the Iowa Games Summer Whitewater Slalom events. Adjacent Riverfront Park boasts a beautiful setting with stone amphitheater, naturalized ravine play area, nine-hole disc golf course, labyrinth, trail and picnic shelters.
